talk to them asap this way if there are issues you can let your prospective roommate know a friends of mine was all packed and ready to move in somewhere and there was an issue like this at the last minute and it left them without a place to stay - it would suck to do that to someone - I would at least let the prospective roommate know you need to clear it with the landlord
